With the introduction of Home Information packs in the UK from the 1st August 2007, almost every home on the market will require certain legal documents to comply with the new legislation.

Compulsory Contents of the pack:-
- An index.
- Energy Efficiency Certificate.
- A sale statement (summarising terms of sale).
- Evidence of title.
- Standard searches (Local and Water & Drainage searches).
- Where appropriate, a copy of the lease.
- Where appropriate, commonhold information (including a copy of the commonhold community statement).
Extra Documents (Not Compulsory)
- Home Condition Report (HCR).
- Extra Searches and Reports.
EPCs
What are they?
Energy Performance Certificates (EPCs), energy ratings for homes, will give consumers information about the energy efficiency of properties and offer practical steps to reduce carbon emissions and save on energy bills. An EPC must be produced from 1st August 2007 for properties that are placed on the market.

The Energy Performance Certificate is intended to help homeowners reduce the environmental impact of their homes. An EPC will grade homes from A to G in order to makes these houses more energy efficient and to help cut carbon emissions and fuel bills.
An EPC can only be prepared by a qualified Domestic Energy Assessor (DEA) or a qualified Home Inspector.
